Ready to get underway?
An On-site inspection/Feature survey assesses the location of your proposed dwelling, identifies access to the property, utility service locations (power, sewer, telephone, etc.), vegetation constraints, any excavation requirements and adjoining property conditions with particular note of all dwellings.
We also offer assessments for bushfire requirements
Preliminary drawings
With the site assessment services completed, we prepare preliminary design drawings based on the clients brief with floor plan, elevations etc. These drawings include existing site survey drawings (showing the location on the site) and may include a demolition plan of existing buildings if required.
AutoCAD design
All preliminary drawings are prepared to scale with AutoCAD software. These drawings show basic dimensions to give the client an understanding of what their project will look like.
Town Planning
Planning drawings
We prepare town planning drawings in its final design to the clients satisfaction. This stage is usually a site plan, floor plan and 4 elevation drawings.
Lodgment
We also prepare town planning reports and submit them to Town Planning at Municipality Offices with planning drawings and any required supporting information for the application. We consult with the town planner and supply any further information needed to obtain an approved planning permit.
Construction and Working drawings
Appointment of consultants
We appoint, work with and co-ordinate with specialised consultants in the design and construction of the project.
Footing Designs
We prepare footing design in detail as per soil engineers report and as per AS2870.
Working Drawings
We prepare a full set of working drawings including site, floor plan footing, elevations and sections in full detail all ready for submission to Building Surveyor for a Building Permit and for tendering purposes.
Energy Rating
We assess buildings for energy efficiency with first rate software and provide reports showing star ratings.
Project Specifications
We prepare specifications to clients requirements, detailing types of finishes and particular fit out products for tendering purposes.
Steel drawings
We prepare steel shop detail working drawings including marking plans, bill of materials, bolts, kilograms, component drawings and single plate drawings all ready for fabricators to fabricate.
Electrical Plan
We prepare working plan showing location and type of all lighting, power points, telecommunications data and television.
Permits
Building Permits:
On behalf of the client, we submit applications for building permits with drawings, planning permits, energy rating reports, soil reports and also a certificate of title and any other necessary supporting reports. We consult with the surveyor during the permit process and any construction works.
